POSITION SUMMARY:
Southcenter Branch – Residential Loan Officer
Originates mortgage loans using a variety of resources. Consults and counsels with customers to provide financial advice and qualify prospective borrowers for the appropriate loan program.
ESSENTIAL FUNCTIONS & MAJOR RESPONSIBILITIES:
1. Originates mortgage loans using a variety of resources: personal contacts, realtor referrals, website visitors, etc.
2. Analyzes and screens loan requests on varied types of residential mortgage loans and prepares loan application. Counsels and discusses loan programs, fees, discount points, and interest rate with client.
3. Interviews applicants to develop credit and financial information in order to determine maximum loan available to client.
4. Works with underwriter, processor, funder and closer and follows the transaction through to its conclusion.
5. May aid in providing local realtors with information regarding loan programs and assist realtors' customers. Keeps realtor informed as to status of a client’s loan being processed.

· Ability to use, or to learn to use, Byte, Mortgageware, Point or similar mortgage loan processing software

· Ability to work independently under general instructions
· Ability to organize and prioritize assignments, manage, and perform multiple tasks
· Detail oriented and able to meet strict deadlines
· Must have a car and a valid driver’s license
· Ability to speak a second language is a plus
EDUCATION & EXPERIENCE:
College degree preferred
Typically requires 5+ years mortgage experience in processing, closing, underwriting or related sales experience

BASE SALARY RANGE:
Commissions only. Exempt position.

This position is responsible for the origination, negotiation and underwriting 1-4 family residential real estate loans. Promotes the growth of the Bank by accomplishing business development objectives.
Essential Functions:
- Responds to direct customer inquiries and in-house referrals regarding residential, construction and multi-family real estate loans.
- Provides customer counseling and education regarding individual, multi-family and construction loans consistent with Bank policies.
- Answers inquiries regarding assumptions consistent with Bank policies.
- Ensures proper documentation and compliance with Bank policy, government regulations and secondary market requirements.
- Underwrites and commits residential construction and multi-family construction loans.
- Approves loans within established commitment authority and recommends loans outside individual commitment authority.
- Handles real estate loan delinquencies, including delinquency reporting, forbearance procedures and foreclosure proceedings consistent with Bank policy.
- Maintains current knowledge of compliance requirements related to individual, multi-family and construction loan production and servicing.
- Actively participates in the Bank’s Community Reinvestment Act Program by identifying methods and opportunities to enhance the Bank’s ability to meet the credit needs of its market area and to support local community development.
- Possess knowledge of and compliance with all Federal and State regulations.
Other Responsibilities:
- Assists Real Estate Loan Manager in achieving overall departmental goals and objectives.
- Assists in selling loans in the secondary market.
- Provides input for development of departmental budget, goals and objectives, policies and procedures.
- Responsible for meeting business development goals.
- Participates in community activities and public relations.
Qualifications:
- Minimum two years successful real estate loan origination experience, including underwriting, appraisal review, and processing.
- Construction lending experience including construction cost analysis, evaluation of plans and specifications, construction draw inspections and disbursement preferred.
- Experience in real estate appraisal analysis, income property analysis, secondary marketing, and commercial and multi-family real estate loan underwriting preferred.
- College degree in business administration preferred with emphasis on finance, economics, accounting or real estate.
